Full Description: This tract consist of 121.29 acres including a dwelling, pond, merchantable timber, and open land (see attached "Land Type Map"). It joins U S Forest Service lands on the east and west sides, a private landowner to the south, and Brazelmans Bridge Road (Paved) to the north. The tract is located in the middle of the Sumter National Forest, Newberry County, SC. The dwelling (1,005 sq feet including utility and 344 sq ft screen porches) is ideal for hunters or other outdoor recreationist. Brazelmans Bridge landing located along the Enoree River is approximately one mile to the northeast. This landing is excellent for launching float trips down the Enoree and Broad Rivers. The Tyger River is within six miles. Approximately 35.6 acres is open land and 1.4 acres is pond. The balance, 84.29 acres, is merchantable hardwood and pine timber. Sales price is $320,000.00 or $2638.30/acre. The tract is currently enrolled in the "Indian Creek Wildlife Restoration Initiative". This program is supported by numerous governmental and private agencies. It targets quail as the featured species due to declining populations; however, deer and wild turkey benefit from the program. An 18' wide easement through the tract provides access to the private landowner south of the tract. This easement also serves the owner with access. This road is gated.
